Blue Ribbon FSBO - the 3% Home Selling Solution - this program has most but not all of the features of the Full Service Plus program, so it will typically not sell your home as fast or for as high of a percentage of your asking price. However if you are not in a hurry to sell and you want to keep your total cost for listings, marketing, and selling your home around 3,% it will pay you to compare this proven program to any other similar For Sale By Owner home listing, marketing, and selling plans on the local market. Home Seller Select - Get what you want for what you are willing to pay! If neither Full Service Plus or Blue Ribbon FSBO is what you are looking for then Home Seller Select probably is. Select from our list of services at the bottom of this page, and then you tell me what you are willing to pay for those services. Chances are excellent we can work something out since I own Charleston Homes For Sale and I make all those decisions. Importantly, you may be aware that their are several companies that will put your home in the MLS system for a fee. We will do that too for $395, but unlike other companies we will suggest that you not let us take your money for 3 important reasons:
- In a buyers market and you need more services not "limited services" to get your home sold.
- If the listing agent is providing you with "Limited Service" it can mean the Buyer's Agent may be reluctant to show your home because they would normally be asked by the seller to provide the lacking agent services without additional compensation, and
- If you rely on the Buyer's Agent to offer you advice or help in anyway, it can conflict with the fiduciary relationship they have with their buyer client and create the potential liability of a "Dual Agency" situation that most buyer agents do not want to endure.
- In My Humble Opinion, in this Buyer's Market, Flat-Fee and Limited Service Listing Agreements are a waste of your money. So, if you have already found this to be the case, I will reimburse you for those expenses if you decide to go with my Full Service Plus home selling program.
Complimentary Virtual Home Tour for For Sale By Owners - if you are selling or planning on selling "FSBO", and you are willing to pay a minimum 2% to 3% to the Realtor that brings you the buyer, I want to be that Realtor. So, without having to sing a formal Listing Agreement, I will create a Virtual Tour of your home and post it for thousands of potential buyers to see through my web sites: CharlestonHomesForSale.com, SouthCarolinaHomesForSale.com, and BestHomeSearch.com. My web sites will increase the chances of finding a buyer tremendously, since I have thousands of potential buyers visiting my sites each month.There are no contracts to sign other than a One Time Showing Agreement that says I will get paid if I bring the buyer. Otherwise you are free to market and sell your home any way you choose, or list with another Realtor anytime you choose.
