This is how I can afford to offer such great rebates:

  • As the owner of Charleston Homes For Sale Realty Company, so I do not have to pay any Big Franchise Fees

  • I can split my commission with you instead of my company Broker, because I am the Company Broker.

  • I don’t have to pay any Monthly Rent or Desk Fees because I work from my nice Home Office.

  • Your Real Estate Rebate will be disclosed writing to you and all parties to the transaction including your Mortgage Lender. Almost all Mortgage Lenders allow Rebates, they just have to be made aware of them early in the transaction. The best approach is that the Lender is notified when the contract to purchase your home is delivered to the Mortgage Lender.

  • Your Real Estate Rebate is credited to you on the Closing Statement which means you will need to bring a lot less money to the closing table. The credit can be used to offset your closing costs, pre-paid expenses like insurance, and your lender may even be able to apply some of your rebate to a interest rate buy-down.

  • The IRS states rebates are Non-Taxable Income to buyers. They consider Home Buyer Rebates be an adjustment to the cost of the purchase.

  • Home Builders will typically not credit you any part of a Realtors’ commission if you are not working with one. However, as my client, you can register me as your Realtor in the Builder’s Sale Office whether I am with you or not. If I am not with you, I will follow up with the Sales Agent to ensure you will receive 67% of my commission at closing.
