As the Owner and Broker of Charleston Homes For Sale, I offer my home buying clients 40% to 67% of the commission I collect through the Realtors MLS System. The Real Estate Rebate is my way of compensating home buyers for the time and money they save me by doing some of their own real estate research, home searching online, and/or for visiting new home communities and open houses.
Your Real Estate Rebate on Homes is subject to your Lenders approval. Your Rebate is credited to you at closing which means you will need to bring a lot less money to the closing table. Almost all Mortgage Lenders allow Rebates, they just have to be made aware of them early in the transaction. The best approach is that the Lender is notified when the contract to purchase your home is delivered to the Mortgage Lender.

To receive your Tax-Free Real Estate Rebate from Charleston Homes For Sale Realty, you will need to sign an Exclusive Buyer Agency Agreement. Home Builders will typically not credit you any part of a Realtors' commission if you are not working with one. However, as my client, you can register me as your Realtor in the Builder's Sale Office whether I am with you or not. If I am not with you, I will follow up with the Sale Agent to ensure you will receive 67% of my commission at closing.
